Secret USA Real Estate Investment Strategies…

After reading about the opportunities in the US property market, the thought of purchasing property seemed very attractive with prices at an all time low, but knowing how to go through the process and access them was a different matter.

However, after an initial consultation with Trish and subsequent Skype calls with her colleagues in the US we gained the confidence and trust to proceed.

Trish’s step by step process, her knowledge, guidance and constant support has enabled us to purchase our first home in the US.  

The property is managed and maintained by a very competent team in the US who are readily available by phone or email at any time.

We have just received our first month’s rent and are now the owners of a positively geared property.  We look forward to purchasing further properties, with the possibility of visiting the US in the near future to inspect our acquisitions.

When I first spoke about the US market it was a 4 years ago now. I’ve been interested in the States for quite some time.

I travel to the US on a regular basis when the exchange rate is favourable and not so favourable.

In fact, when I first started travelling and sending money over to the States I was getting a great rate when it was 0.75 cents and I know that in the last 10 years the rate was as low as 0.48 cents in the dollar.

So at 0.48 cents in the dollar you would have been paying double for anything in the US.

What created an interest for me initially was my visit to the US back in September 2005 at Bob Proctors event ‘The Science of Getting Rich’ in Las Vegas. Sharing the stage with Bob Proctor was a woman called Loral Langemeier. She was showing real estate transactions with a purchase price of $50,000 and $60,000 and how they were showing positive cash flow of $200 per door.
A lady stepped up and said she owned over 200 houses. I thought ‘wow… I want to be like her’.  She showed us markets that did not even exist here in Australia. Markets that you can purchase houses for half they’re true value. Markets like short sales, pre-foreclosure and post-foreclosure and tax liens, where houses are sold for the value of the unpaid rates.

I then discovered that the American market was relatively easy to access and from a tax perspective, America is very interesting too and as an accountant I knew that.

I thought I would enrol in Loral’s coaching program and see what I could do with real estate in America. So, in 2006 I enrolled in Loral’s Big Table and visited the USA on a quarterly basis. I met real estate investors and entrepreneurs in her program from different states all around America, I was so excited.

I did enough research to know that I was committed to the process and I think if anyone is interested in investing internationally, there is a huge learning curve to go through first. You really have to commit to the process if you want to go that way.

What I mean by that is that buying one positive cash flow property in America or anywhere else is not going to change your life. Accumulation and smart accumulation will. The cash flows that were available then and even more so now, out of the USA particularly, were exciting to me.

Even with that though, I still had to be very, very careful because you can’t go into another country with Australian eyes. What we expect to be the norm over here; you can’t replace it over there and expect it to be the same because it’s just not. There are so many things that are very, very different.

I think there’s a huge amount of opportunities but I caution everybody to get the education first. The reality is there are so many things that are different. There are so many traps that without the education and the team, people will waste money.
